  • Providing consultation and advice of relevant laws, regulations, policies and market throughout the sales process (including sales price survey, quotation strategy, tax calculation, foreign currency exchange, paperwork preparation…)
  • Assisting you in opening local bank accounts in Beijing, Shanghai for receiving and transferring the sales money.
  • Searching for premises buyer through our own network or by collaborating with local real estate partners.
  • Representing you in negotiations with any prospective buyer in accordance with your instructions.
  • Promptly forwarding all offers, proposals or expressions of interests from potential buyers to you.
  • Updating the sales progress and having the discussion with you accordingly.
  • Protecting your interest and holding you harmless from any acts committed by the buyer.
  • Assisting you in entering into a binding agreement for transaction with the buyer (letter of intent &/or sales & purchase agreement), reasonably explaining to you all relevant formalities and documents necessary for completing the transaction. Collect the deposit from the buyer on behalf of you with your approval.
  • Assisting with property transaction at the designated housing trade bureau and national land administration bureau.
  • Assisting you with the buyer for the application & approval process of commercial bank loan or provident fund loan if the buyer needs to take a loan for the premises purchase.
  • Assisting you with the buyer for the payment escrow procedures through banks.
  • Assisting you in proceeding with tax payment and title transfer at the designated title registration bureau and national land administration bureau.
  • Assisting you in handling the property & facility handover with the buyer and to pay off all the relevant fees.
  • Assisting you in converting the premises net selling price after tax from RMB into dollars, euros or other currencies and remitting the premises net selling price after tax payment to your bank account in your home country including formalities with SAFE (State Administration of Foreign Exchange) or any other relevant Chinese governmental authorities and banks.
